Several of the countries we operate in offer residency permits to non-resident buyers who invest above a set threshold in local real estate. Residency is not automatic citizenship, and it is not granted by HolidayHome — it is issued by the government of the country where you purchase, based on rules that change periodically and vary by region and property type.

Where a listing is Golden Visa eligible, we say so on that listing and share the current threshold as we understand it. We are not a law firm: every buyer pursuing residency through a purchase should confirm eligibility and process with independent immigration counsel before relying on it.

Rental management

Own it. Use it. Let it earn while you’re away.

Most buyers don’t use a second home year-round. Where local rental management is available, we help arrange it, so the weeks you’re not there, the property isn’t sitting empty.

Any income estimate we give is built conservatively: realistic occupancy for the destination’s season, published nightly rates for comparable units, and management fees deducted up front — not a best-case number designed to make the spreadsheet look good.

Rental income estimates are based on comparable properties and historical seasonal demand. They are not guaranteed and actual results will vary with market conditions, property management and personal use.

Financing

Developer financing, staged to construction

On select listings, the developer offers a payment plan tied to build milestones instead of requiring a local mortgage.

Reservation deposit

Typically 10–15% of the purchase price, secured through a reservation agreement that locks the unit and price.

Construction-linked installments

Remaining payments are staged against verified construction milestones, disclosed before you sign.

Balance on handover

The final installment is due at legal transfer of title, once the property is registered in your name.

Financing structures are set by each listing’s developer and vary by destination. Availability, terms and interest (where applicable) are confirmed on a listing-by-listing basis during the reservation stage.
